Modern homes and condos are built to meet evolving standards of comfort and efficiency, but even new construction isn’t immune to noise‑related concerns. When everyday sounds feel louder or more intrusive than expected, homeowners are often left wondering whether it’s something they just have to live with or something that can be addressed. Knowing the right steps to take and the resources available can help turn uncertainty into clarity. 

First, you need to identify the issue and more importantly, the source. 

For example, if you can hear too much noise outside, is the issue the window installation? If your floorboards squeak, what’s causing it?

You may need professional help identifying the source but this will be helpful in deciding how the issue can be resolved. For example, shrinkage of natural materials is expected and not covered by the New Home Warranty, however if a subfloor was installed improperly, this would be covered by the warranty.

Tarion administers Ontario’s New Home Warranty. If there are builder defects, the builder may fix the problem or Tarion would order the problem to be fixed if the problem is deemed warrantable.  

If it is a construction issue, review the construction performance guidelines. This allows you to see what’s covered and what’s acceptable performance for items making up a home. You can also contact Tarion if you have additional questions.
