Learn before you buy

If you’re thinking about buying a newly-built home there’s a lot to learn. Different countries have different rules that cover the new home buying process. To help you learn about the rules in Ontario, and the places you can visit to find out more information, we have put together a list of useful resources.

Before you sign anything, search the Ontario Builder Directory to confirm your builder is licensed. An unlicensed builder is breaking the law and cannot legally sell you a new house in Ontario. The HCRA looks after the Ontario Builder Directory.

Tarion is in charge of the warranty that covers all new homes built in Ontario. The Tarion website offers consumer guides and warranty checklists. All new homebuyers should understand that this warranty protection is your legal right.

The FCAC provides free, bilingual financial literacy resources that are helpful for newcomers to Canada. They offer guides to mortgages, budgeting, and understanding Canadian financial products.

211 Ontario is a free, 24/7 helpline and online directory connecting residents with social services, housing supports, and community resources. It is available in over 150 languages.

You should never sign a contract to buy a house without first checking with a lawyer. If you need help finding a lawyer, the Law Society has a list that may be helpful.

The CMHC offers newcomers information about CMHC-insured financing for borrowers with permanent and non-permanent residency status. A variety of financial planning tools are available in multiple languages.
