Congratulations on your new home purchase! Before moving in and taking ownership, there are several important steps to take to ensure a smooth transition and safeguard your investment. From completing a final inspection of your home to securing your new home warranty, these essential tasks will help you settle in with peace of mind and confidence.

Here are some key activities to keep in mind:

Before you take possession of your new home, your builder will conduct a thorough walk-through with you. This is called a Pre-Delivery Inspection (PDI). During the PDI, your builder will guide you through a detailed inspection and explain how to operate key home systems such as heating, plumbing, and ventilation, and ensure that appliances are in working order.

This inspection is an important opportunity for you to identify any issues – whether it is damage, missing items, or things not functioning properly. Be sure to document these concerns on the PDI form with your builder. Additionally, you’ll review the Certificate of Completion and Possession, which includes your home’s Tarion enrolment number and the official start date for your statutory warranty which is administered by Tarion. Your closing appointment is the final step before officially becoming a homeowner. During this appointment, you will sign important legal documents that transfer ownership from the builder to you.

You should be notified of the closing date in advance by your builder. At the appointment, a real estate lawyer or legal professional may walk you through the paperwork, including a review of your Agreement of Purchase and Sale. You may also receive information about transferring utilities, final payments, and insurance. Before signing, make sure to complete the following steps:

  • Review any building issues raised during the PDI to ensure they have been addressed. If not, request a written explanation from the builder.
  • Attend an orientation session if offered, to familiarize yourself with your new home and your rights as a homeowner.
  • Know how to report any new or remaining deficiencies after moving in.

It is important to understand the warranties that apply to various items in your new home. This includes knowing which aspects are covered and which are not. By law, most newly built homes in Ontario come with a builder’s warranty lasting up to seven years. Tarion delivers the warranty and protection program and is responsible for ensuring buyers receive the coverage to which they are entitled.

If you discover any defects after moving in, you must meet with your builder within 30 days of taking possession and submit a 30-Day Form to both your builder and Tarion to make a claim. This form allows you to address any deficiencies from your Pre-Delivery Inspection or new issues that arise after you have moved in.
